Steve Guaglianone

Steve Guaglianone has over twenty years of experience in the custom luxury home building industry. As a third generation homebuilder, his extensive background in real estate development and innovative design techniques are what set him apart from his competitors.

Steve’s understanding of the home building process started at a very young age, as he worked for his father during summer breaks in high school and college. After graduating from college, he began working full time as a Project Manager on a subdivision of eighty homes in Northern Virginia. From there, he took over the customer service division, contracts, and subcontractor selection.

After mastering all aspects of the home building process, Steve decided to start another chapter for his family and for Novella Homes by making the move to Charleston, SC. He strives to not only build a flawless home, but to make sure it is done accurately and will last a lifetime. Steve currently has projects in all sought after locations in the lowcountry.

Steve has made it a point to work with the best architects, designers, and tradesmen in the industry. He believes that if you surround yourself with the best, then you have no choice but to build to a level of excellence that is remembered. When he isn’t building, Steve enjoys spending time with his beautiful wife Kristen, and their adorable four children — Camden, Lila, Mac and Wynn.

David Guaglianone

Following a decade of custom homebuilding in Norther Virginia, David relocated his family to Charleston, SC in 2024. This move was driven by his commitment to enhance Novella Homes presence in the lowcountry, alongside his brother, Steve.

Similar to his brother, David’s understanding of the home building process started at a young age working on the job sites, as well as in the office assisting with purchasing and other clerical work during his summer vacations from college.

David’s professional foundation was laid in public accounting where his business acumen was first fine tuned and has become a valuable element to the home building process. These skills have proven instrumental in the world of home building, where his attention to detail and strategic thinking elevate our project planning and execution.

Outside of work, David enjoys golfing and spending time with his wife, Kerry, and their four children, Adeline, Jack, Quinn and Lainey.

I’d like to take a moment to thank Steve, especially Trae, at Novella Homes for making our dream home come true. I’ll definitely be referring Novella Homes to all my friends and associates.”

  • "We had a wonderful experience working with the Novella Homes team on our home on Daniel Island.

The finished product is outstanding and your attention to detail really made our home special. There were no surprises, our home was built on time and on budget, and there was always an open line of communication when required. We really appreciated how Novella worked with our architect to refine our plans and make our home perfect."
